Key Responsibilities

  • Develop and maintain detailed construction schedules with clear logic, milestones, and constraints.

  • Read and interpret architectural, structural, mechanical, electrical, plumbing, and civil drawings to accurately define work scope.

  • Review contractor baseline schedules and identify sequencing issues; provide detailed review comments.

  • Perform QA/QC on contractor schedules for compliance with contract requirements, including critical path, cost loading, and resource loading.

  • Conduct Time Impact Analyses (TIAs) for schedule delays and participate in contractor/OAR negotiations for time extensions.

  • Review drawings and contract terms to assess compensable vs. non-compensable time extensions.

  • Perform schedule analyses including Critical Path Method (CPM) and Earned Value Analysis (EVA).

  • Conduct site walks as needed; track contractor progress and provide reports to project OARs and management.

  • Communicate effectively with contractors regarding schedule progress, delays, and recovery strategies.

  • Perform program-wide schedule QA/QC reviews and updates on a bi-monthly basis.

  • Ensure proper use of program-level codes, layouts, and reporting standards to maintain data integrity.

  • Serve as a liaison between project teams, leadership, and the Program & Project Controls department.

  • Prepare and deliver reports as directed by management.

Minimum Requirements

Experience

  • 5+ years of full-time, paid professional experience in construction scheduling with an Owner, Public Agency, or General Contractor.

  • Experience with educational facilities or public works projects preferred.

  • Proficiency in Primavera (latest version) and Microsoft Office Suite.

Education

  • Bachelor’s degree in Architecture, Engineering, or Construction Management.OR

  • Bachelor’s degree in any field plus 2 additional years of professional scheduling experience.

Skills

  • Strong written and verbal communication ability.

  • Excellent organizational and planning skills.

  • Proven ability to build strong working relationships across project teams.

  • Knowledge of cost engineering principles, CPM scheduling, and schedule forensics.
