Key Responsibilities
Develop and maintain detailed construction schedules with clear logic, milestones, and constraints.
Read and interpret architectural, structural, mechanical, electrical, plumbing, and civil drawings to accurately define work scope.
Review contractor baseline schedules and identify sequencing issues; provide detailed review comments.
Perform QA/QC on contractor schedules for compliance with contract requirements, including critical path, cost loading, and resource loading.
Conduct Time Impact Analyses (TIAs) for schedule delays and participate in contractor/OAR negotiations for time extensions.
Review drawings and contract terms to assess compensable vs. non-compensable time extensions.
Perform schedule analyses including Critical Path Method (CPM) and Earned Value Analysis (EVA).
Conduct site walks as needed; track contractor progress and provide reports to project OARs and management.
Communicate effectively with contractors regarding schedule progress, delays, and recovery strategies.
Perform program-wide schedule QA/QC reviews and updates on a bi-monthly basis.
Ensure proper use of program-level codes, layouts, and reporting standards to maintain data integrity.
Serve as a liaison between project teams, leadership, and the Program & Project Controls department.
Prepare and deliver reports as directed by management.
Minimum Requirements
Experience
5+ years of full-time, paid professional experience in construction scheduling with an Owner, Public Agency, or General Contractor.
Experience with educational facilities or public works projects preferred.
Proficiency in Primavera (latest version) and Microsoft Office Suite.
Education
Bachelor’s degree in Architecture, Engineering, or Construction Management.OR
Bachelor’s degree in any field plus 2 additional years of professional scheduling experience.
Skills
Strong written and verbal communication ability.
Excellent organizational and planning skills.
Proven ability to build strong working relationships across project teams.
Knowledge of cost engineering principles, CPM scheduling, and schedule forensics.
