JOB SUMMARY

Under general supervision, the Plan Reviewer is responsible for analyzing and preparing construction plan documentation in support of DSA project closeout and certification. This position plays a critical role in reviewing uncertified application numbers, evaluating DSA-approved plans, and developing organized project inspector checklists to facilitate site surveys and streamline certification processing.

 

The Plan Reviewer ensures all project documentation aligns with DSA, California Building Code (CBC), and district requirements, supporting our mission to help K–12 school districts achieve certification on previously uncertified projects.

 

TYPICAL DUTIES

  • Review DSA-approved plans, as-built drawings, change orders, and revisions for uncertified projects.
  • Identify the scope of work and categorize by Fire & Life Safety (FLS), Structural Safety (SSS), and Accessibility (ACS).
  • Prepare comprehensive checklists and plan markups for project inspectors, highlighting key areas for field verification prior to site visits.
  • Research and verify existing DSA application numbers, closeout statuses, and approval histories.
  • Gather, organize, and maintain all project-related documents within the company’s document control software; ensure version control and accurate categorization.
  • Analyze plan data to determine if documentation meets DSA closeout requirements; perform research or outreach when information is incomplete.
  • Coordinate with the Director of Operations, Project Managers, and Project Inspectors to develop project closeout strategies.
  • Generate Google Maps of project sites in relation to DSA-approved plans.
  • Assist in evaluating potential field issues identified by inspectors and propose corrective actions.
  • Meet or exceed company key performance indicators (KPIs) and reporting requirements.
  • Perform other related duties as assigned by the Director of Operations or Chief Executive Officer.

 

DISTINGUISHING CHARACTERISTICS

The Plan Reviewer differs from a Project Coordinator in that this position performs technical plan analysis and DSA compliance review rather than general project support. The Plan Reviewer requires a solid understanding of construction documents, DSA codes, and plan interpretation to produce actionable review packages for field inspectors and certification staff.

 

SUPERVISION

Receives general supervision from the Director of Operations. Technical direction may also be provided by the Project Manager.

 

QUALIFICATIONS
Knowledge of:

  • DSA project certification processes and regulations.
  • California Building Code (CBC) requirements, particularly those related to FLS, SSS, and ACS.
  • Construction documents, blueprints, and specifications.
  • Procedures and policies involved in project closeout and certification.
  • Document control systems and digital file management.
  • Software applications including Bluebeam Revu, Adobe Acrobat, Microsoft Word/Excel, Google Workspace, and project management/document control tools.

 

Ability to:

  • Read and interpret construction blueprints, specifications, and DSA-approved plans.
  • Identify plan discrepancies and areas requiring field verification.
  • Organize and manage multiple projects simultaneously under tight deadlines.
  • Communicate clearly and professionally with clients, inspectors, and team members.
  • Build positive working relationships with internal staff, clients, and DSA representatives.
  • Learn and adapt quickly to new software systems.
  • Demonstrate accuracy, integrity, professionalism, and attention to detail.

 

ENTRANCE QUALIFICATIONS
Education:

  • High school diploma or equivalent required.
  • Completion of 60 semester units (or 90 quarter units) from an accredited college or university preferred, ideally in Architecture, Engineering, Construction Management, or related field. Experience:
  • Minimum 2 years of experience in plan review, project coordination, construction documentation, or related technical field.
  • Experience working with DSA processes or K–12 construction projects preferred.
  • Familiarity with reading and interpreting construction drawings and specifications required.

 

OTHER REQUIREMENTS

  • Valid California Driver’s License and reliable transportation.
  • Some travel to client sites or DSA offices may be required.
